The initiation fee is the maximum allowed under the National Credit Act for a mortgage agreement — it can be paid upfront and separately, or added to your loan amount, your choice. Transfer duty is calculated on SARS’s published rates (effective 1 April 2025, no threshold changes for 2026/27) — no duty is payable below R1,210,000. Attorney fees are set individually by each firm, not a fixed tariff, so those figures are rough, indicative ranges only — request exact quotes before budgeting. This total excludes your deposit and the ongoing maximum monthly service fee of R69 (incl. VAT).

No fee is charged by Govenders while your application is being assessed.

At Approval & Registration

Your deposit, Govenders' NCA-capped initiation fee, bond and transfer attorney fees, and transfer duty (if applicable) — see the calculator above for real, current figures. If your application is declined or the loan doesn't proceed, the initiation fee is refunded in full.

Ongoing, Monthly

Your monthly repayment, plus the maximum monthly service fee the NCA allows on a mortgage agreement (R69 incl. VAT).

Fee figures reference the National Credit Act’s prescribed maximums for mortgage agreements and SARS’s published transfer duty rates, both current as of this page’s last update. They are not a substitute for the fee disclosure you’ll receive in your actual pre-agreement quotation.

No. Every application is assessed individually based on affordability, creditworthiness and the supporting documentation provided.

Turnaround depends on how complete your documentation is when you apply. As an industry benchmark, major South African lenders typically indicate a minimum of one week for full home loan approval, though it can extend to two to four weeks where there are backlogs or outstanding documents. A Govenders representative will confirm expected timing once your complete application is received.

If your application is declined, or the loan doesn't proceed for any reason, any initiation fee already paid will be refunded to you in full.
